General Survey Instructions
The REALTAX SAVER analysis is a snapshot of the property as it existed at the time of transfer and should reflect the property as it existed upon closing. Include any repairs, upgrades, etc., made after closing the sale but before the in-service date. Repairs, replacements, etc., made after the in-service date should be capitalized separately.
The purchase price should reflect all costs included in the closing documents, including filing fees, commissions, etc. Separately detail any legal, accounting or inspection fees paid outside of the closing.
Include any costs for repairs or maintenance to the property before the in-service date, such as new flooring, appliances, or fixtures, roof repairs, etc.
When choosing an answer, please select the answer that best describes the question. While accuracy is desired, exactitude is not required or leave blank. For example, if the unit is a studio apartment, it is not necessary to define areas dedicated to living or sleeping. Also, if the living area and dining area are one combined area, separating by function is unnecessary; just define it as one combined space.
When counting bedrooms and baths, include the master and any guest rooms in the total. If a bedroom is used for alternate purposes, such as a home office or hobby room, include it as part of the bedroom count. Count half-baths as a full bath.
When choosing floor finishes, select the predominant type if more than one type of flooring is available. For example, if a room is mostly carpeted but has accent areas of hardwood or tile, choose carpet as the flooring type.
