When making a selection, accuracy is desired, but exactitude is not required. Choose the selection that best describes the component.

If a component does not exist, leave the selection blank.

​​When counting bedrooms and baths, include the master and any guest rooms in the total. If a bedroom is used for alternate purposes, such as a home office or hobby room, include it as part of the bedroom count. Count half-baths as a full bath.​

When choosing floor finishes, select the predominant type if more than one type of flooring is available. For example, if a room is mostly carpeted but has accent areas of hardwood or tile, choose carpet as the flooring type.​

  • If the living and dining areas are common and unseparated by a wall and share the same floor finish, list as a living room. Treat the living and dining areas separately if their floor finishes differ.

  • Where pantries exist, include them as part of the kitchen.

  • Include closet space as a part of the room they support.

  • If mechanical rooms or spaces exist in the interior of the unit, treat as a closet.

  • When counting bedrooms and baths, include the master and any guest rooms in the total count.

  • Treat bedrooms used as home office or hobby area, as a bedroom. If a home office or hobby room includes built-in desks, cabinets, or workspaces, list them as home office.

  • In choosing floor finishes if more than one type exists, select the predominant finish. For example, if a room is mostly carpet but has wood accent areas, choose carpet as the finish type.

  • If an outbuilding has a garage door (overhead or side-hinged), it is real estate.
